Montenegro - They will build around Kotor

Kotor – Even though Kotor does not have bigger hotels, and since the fall it does not have even “Fjord”, it should soon get several new exclusive tourist – restaurant and hotel complexes in attractive locations.

The construction still hasn’t started, and in the majority of cases the future investors are working on the projects or are waiting for the drafts of the plans, so the new hotels and tourist lodgments could decorate the ancient town from the year 2010, excluding the hotel “Vardar” which will be renewed until the summer. In the Old town since the last year an exclusive smaller hotel “”Cattaro” was opened.

With several investments, which the Municipality is planning, and if the problems of the water supply, electricity, and sewerage are finally solved, Kotor could become a tourist Mecca.

Russian firm KPM Limited which in the year 2004 bought from the Municipality half a million of square meters in Grbalj for 4, 4 millions of euros is planning the construction of the tourist lodgment. At the demand of that firm Municipality recently has changed the spacious plan for the area Platamuni – Trsteno. The total surface, which is included in the plan, is about 107ha, and half a million of square meters is the ownership of KPM Limited. With the plan, that space is intended for tourism, sport, recreation and green areas. They have predicted the construction of two hotels and exclusive villas with 1.100 beds. In the zone of Platamuni they are predicting the construction of villas with the capacity of 200 beds and the construction of a hotel with capacity of 500 beds. On the slope towards the cape Jaz they are planning to build a hotel with 400 beds. Beside that, that plan predicts the construction of the accompanying contents and sport facilities, golf terrains, basketball terrains, tennis and volleyball terrains, “spa center”, and gyms, then bicycle and sports paths for walking and jogging.

On another location, on the hill Vrmac, Sweden – Norway firm with domestic partners is planning the construction of the suite lodgment with accompanying contents. They have bought there 107.000 square meters of land from “Jugooceanija” in February 2006 for 2, 35 millions of euros.

In the center of Kotor, an Irish company “United Entertainment Partners Montenegro” has bought from THE “Fjord” the same named hotel for 5, 5 millions of euros and URC “Slavija”, of the surface of 8.000 square meters for 2 millions. In the place of the hotel “Fjord” they will build a new 5 star hotel, which will be worth 70 millions of euros, and it should be opened in July 2008. On he location Urca the Irish will build another five start hotel.

The chief of the Secretary for urbanism Petar Zivkovic said that the realization of the investments is pretty sure.
- We can already announce the construction of a round about around the Old town, and of the funicular railway from Kotor to Lovcen, as well as of the sports hall. There are the projects of solving of problems of sewerage and plumbing system – says Zivkovic and adds that the work on those projects has already started.

He points out that Municipality is strictly taking care about the fact that Kotor is under the protection of UNESCO, and that the bay of Boka is counted among the 30 most beautiful bays in the world.

- The Municipality will finance the bringing of all plans and they will take care that the investors are not allowed to dictate the conditions, because the protection of the space is most important for us – points out Zivkovic and confirms that certain investors has “megalomaniac and very strange” demands for construction.

Last year the secretary has 3.300 demands.
- In the last year there was a range of urban plans, which we needed to adopt, so in this year we will work more actively on that. We are taking care about the protection of the space in order for us not to disturb the ambience harmony, because this space was not given solely to us, but we must keep it for the generations to come –said ZIvkovic.

VARDAR UNTIL MAY

The reconstruction of the hotel “Vardar” in the Old town will be terminated until the end of May, and the hotel will be opened until the mid of June. The executive director Rade Milicevic said that after the reconstruction the hotel will have at least 4 stars, but it will also have new contents.

- Kotor will get an exclusive hotel, which the town needs. It will have the capacity o 22 rooms and three suites. Hotel until now had 35 rooms, and we have decreased the number of rooms in order to insert the new contents and achieve a higher standard – said Milicevic.

The preparation for the reconstruction of the second facility of HTE “Fjord”, restaurant “Galion”, has started.
For the next season they are planning to construct a new city café “Dojmi”.
The major owner of the HTE “Fjord”, with 95% of the share capital, is firm from Podgorica, Alfa Invest, which was founded by Veselin Barovic and Damjan Hosta.
