Vienna – Austrian company “Soravia group” and “Budva Riviera” have signed yesterday a contract in Vienna about the lease of “Slovenska plaza” for 21 year and about the construction of a new luxurious hotel which will be a part of that complex, whose value is 40 millions of euros.
– With the signing of these two contracts two new stock share associations are being formed, Soravia – Montenegro resort, which will manage the existing capacities of Slovenska plaza, and the other, hotel “Soravia – Budva” which will be built on the locality of Slovenska plaza. This job is very significant for Budva Riviera as an enterprise, for Budva region and tourism of Montenegro in general – said for “Vijesti” Ljubo Radjenovic, the director of the sector for development of Budva Riviera. He pointed out that the existing capacities of Slovenska plaza, with the investment of 23 millions of euros, will be brought up on the level of 3+ stars.
– With the construction of a luxurious hotel which will have 210 accommodation units, 170 rooms and 40 luxurious suites, we will enrich the offer and bring rich guests to Budva. Budva Riviera has a guaranteed minimal profit from Slovenska plaza, of 700.000€ per year, while in the profit which surpasses that amount it takes participation with 15%. In the new hotel from the made profit we will have 15%, because our deposit is the land – said Radjenovic.
He emphasized that all 227 employees of Slovenska plaza will be taken over, who have a guaranteed salary, and who by the contract, can not be left without a job in the next 5 years, against their will.
We have also agreed that the new hotel will be on the level of 4 or five stars of some of the famous chain of hotels. The experts of Hilton have already been included, but we are still having negotiations with the chains of famous hotels from which we could take over the license. In the contract it is said that after 14 years it will be estimated whether the new investments are needed, because the goal is to make the hotel have the standard of 3 stars, based on the actual standards, when after 21 years it is returned to Budva Riviera – said Radjenovic.
On the question whether he is satisfied with the contract, the director of “Soravia group” Hano Soravia said that he will know that in ten years period.
– We will know that in ten years when we will have enough guests and when we will have positive business. We are very satisfied with the present cooperation with the state of Montenegro, its representatives, and we think that the alliance between Budva Riviera and our group is very strong and very good – said Soravia.
He added that the signed contract is just a beginning of their business in Montenegro. “The philosophy of our firm is to open local firms and to have business with local management. In the first year we will manage the business from here, from Vienna, but after that we are planning to place the local management team which will manage the business in Montenegro.
On the question whether the information that Soravia group is interested in purchasing the Airports in Podgorica is true, Soravia said that that company is very interested in investing in the infrastructure in Montenegro.
