If we add all invested in last years in Montenegrin tourism and what is planned to be invested the figure would be higher than billion EUR. It is not wonder if we have in mind that most international tourist associations ranked Montenegro among leading destination concerning growth of tourist turnover in future.
At Ministry of tourism are even bigger optimists and assume that overall investments in tourism will reach amount of ten billion EUR.
Anyway in Government think to in some way limit investments as to protect conditions for development of high quality tourism that is goal of Montenegro.
-Now in Montenegro here are 35000 hotel beds and plan is to in future 15 years be built 65000 on the territory of state and that is limit that we set. All must be carefully planned and diversified on the territory and each particular new project with looks and contents agree with ambient – said Nenezic.
At the moment in terms of investments leads Budva Riviera.
As the most successful privatization Government proudly stress sale of hotel “Maestral” at Przno to Slovenian company HIT from Nova Gorica, while investment boom, worth 250 million EUR happened at Riviera of Becici where investors in reconstruction of hotel invested three times more than obliged by contract. Building and adaptation of existing hotels is coming to the end and at Becici Riviera will be offered more than 3000 beds in hotels with more than four stars.
The largest investment project in tourism realized at the moment in Montenegro is building of luxurious hotel “Splendid” whose opening owner, company “Montenegro stars hotel group” announced for July 13. Investment whose estimate value of around 50 million EUR is enlarged and as earlier said co owner of the company Zarko Radulovic will reach amount that was spent for building of tunnel Sozina.
After it made in August two years ago exclusive contract on part of ownership and management of Budva company “Imobilia”, current “Bellevue hotel group” together with new partners German – Spanish company “Iberostar” finished complete reconstruction of all three blocks of hotel complex “Iberostar Bellevue” at Becici where was spent 30 million EUR.
One more completely renovated hotel “The Queen of Montenegro” once “Panorama” at Becici was open last week. Company ”Springer & Plecer Montenegro” bought at tender from HTP “Milocer” hotel for 2.45 million EUR with obligation of investing five million EUR but overall investment surpassed highly investment set by tender.
Great investment project two years ago started Muscovite “Njega turs”. The Russian investor bought “As” from HTP “Budvanska rivijera” for 4.5 million EUR and invest in reconstruction more tens of millions. It is also invested in “Avala”, renovated is Petrovac “Rivijera” and after more years into hotel “4 Jul” will be open at Petrovac to tourists.
Already next year at area of Budva should start building of two large hotels. If HTP “Budvanska rivijera” make contract with Austrian company “Soravia group” in Budva will be built luxurious hotel under license of generally renowned tourist complex “Meriot”, “Hilton” or other hotel of that level. Company “Capital estate” branch of Russian corporation “Belon group” that bought land complex of over 20000 m2 at Becici by hotel “Naftagas” announced building of luxurious hotel complex.
Although it is not much invested, even investors in municipality of Herceg Novi announce projects worth of several million to several billion EUR and the largest interest shown is for peninsula Lustica.
Because of bad infrastructure and military interests Lustica remained for a long time untouched and probably one of rare at Montenegrin coast with well preserved natural and architectonic urban places. Last year Russian – Montenegrin – Serbian consortium VEK – ZAO bought more than 100 thousand square meters at Arza at Lustica. They plan to buy more land and make whole space of around 60 acres where they will built tourist complex and invest around 100 million EUR.
American businessman with origins from this region Branko Tupanjac is ready to in close vicinity buy one million square meters of land and plans to invest billions. Last year owner of Delta company Miroslav Miskovic at Male Rose at Lustica bought 20000 square meters. He plans to build ethno village of closed type for extra wealthy clients.
“Rt mimosa” at Kobila is investment that is getting ready for the longest time. There were also large investments earlier but not in reality so there should have some reserve.
The fact that south is a bit late in investments speaks example of Bar that waits one more summer without a larger move. In last 12 months there were no larger investments in existing hotels or building of new ones. Although new owner of HTP Korali AD Bar, Montenegrin – Slovenian consortium at taking over of this company announced reconstruction of hotel “Topolica” and raising of level of quality of service until beginning of this summer season, it did not happen.
As far as nautical tourism is concerned that in Bar should take adequate place, still there is no public speaking on future status of AD Marina, the largest at the South Adriatic with around 900 berths.
There is lot of building and investing at the coast but even more is promised. Because of that one should be cautious as to use possible income both by owners and state.
