Budva Rivera is still one of the most attractive areas in the Adriatic for the Russians. In the first invasion during last several years, Russians have become the owners of more than a thousand real estates: apartments, houses, and land in the area of Budva Municipality. In many towns of Russia, especially in Montenegro, there are agencies which exclusively deal with real estate sales in Montenegro, and as one of the agents says, Montenegro is still holding the first place on the market list.
The most attractive land is found from Milocer to Petrovac, especially the village part, distant from the city noise, with beautiful view on the open sea.
Just in Blizikuce, a little Pastrovici village, close to Sveti Stefan, which affectionately is called a “Russian village”, the citizens of the biggest European country have bought dozens of lots on which exclusive villas were built. The most famous villas were built by former Russian Olympic athletes. Especially attractive is the area of Rezevici as well as of Perazica do, where the price of an m2 has suddenly increased and surpassed 500€.
Even though we are talking about rich Russians, usually industrial men, fabric owners, mine owners, to our public they are unknown, because they are not exploited in media that much. Except the Russians, among the most numerous buyers are the Irish men, Israelis, Belgians, and the race to buy the most attractive house or land, made the price of the real estates in the last few months double. The m2 of the residential space in the heart of the metropolis of tourism has reached the price of about 3 thousand euros, compared to last year when the price was fluctuating between 800 and 1.200 euros. Twice as much is the price on Sveti Stefan, where already for a long time m2 of the residential space in villas next to the sea has reached a foolhardy 8.000 euros. Even though everyone expect the state on the market to calm down, probably the prices will still be going up, having in mind the interest of the foreign investors and rich individuals.
