Budva – Budva Riviera at the moment is the biggest “positive” construction place in the Mediterranean, and only during this and the following year in the area of metropolis of tourism an investment cycle which is a billion of euros will be carried out. Except several luxurious hotel complexes, and adaptations of the existing ones, beside golf court, prestigious sports facilities in Budva there will be build modern traffic lines and numerous hotelier facilities. We shouldn’t forget the private villas, of which, only during the next two years, if we take into consideration the submitted documents for acquiring of the construction permits in the hinterland, there will be 50 new ones, whose individual value surpasses several millions of euros.
In order for the “urban chaos” to be solved which with the announced construction would be even deepened the Municipality last year has started a Sisyphus work of making of entire plan documentation which hasn’t been done for more than two decades.
After the existing state has been recorded, and open competitions announced, the project tasks done, 50 plan documentations from the Spacious plan of Budva, over the general and detailed urban plans were found in generation. Director of the Municipal Agency for planning Aleksandar Ticic said that until the end of the month they will have on a Public discussing the Spacious plan, General plan Budva – Becici, and DUP Budva center, which are the three most important plan documents.
As it is familiar, the Municipality has given in generation also 22 studies about location, which for the first time include village areas, having in mind that at the moment in that part of the municipality there is a great interest for the construction. Three most important studies have been made, for the localities Perazica do, River Rezevici, and hotel “As”. It is known that the plans have not been made for the last 20 years and that the town has been expanded. That is why we want to make plan documentation as better as possible. When they re finished, the judgment about the plans will give a review commission which is made of 25 eminent experts from Montenegro and the surrounding, with Professor Aleksandar Kekovic at the head – said Ticic.
In order to include the area of Jaz in the urban plan, and in order for the plan documentation to readily await the future investor, one of the most significant unused localities in the Adriatic, the Municipality will start the drafting of the general urban plan for that area. That the plans at the moment are most necessary, because several important investors who are planning to invest tens of millions of euros are waiting for their adoption, testifies the record that only Municipality during this year will spend 33, 5 millions of euros for the carrying out of capital investment projects, construction of traveling, water and electrical infrastructure, which represents the biggest investment cycle which was ever planned on the coast. The money for such a huge business undergo the local authority will provide from the charging of the public utilities, from where they are expecting an income of 20 millions of euros.
Only during this year the Municipality will construct a new boulevard which is 4 millions of euros worth, a new building of Primary school, faculty, kindergarten and new traffic lines. On the hill Toplis above the town very quickly the first Water town in the Adriatic is being built. Namely, the Municipality Budva last year has signed a contract with the company “Numerico trading Ltd.” From Cyprus a part of the Spanish corporation “Aqua park” with which the Spaniards are being given 60.000 square meters in lease for 20 years for the construction of the amusement contents. Already in the fall the construction of the big business – trading center in the center of Budva should start, which is more than 30 millions of euros worth in which the Municipalities part would be around 5 millions of euros with which the town would get a new cinema, theater and library.
One of the most significant projects, whose carrying out will finally begins is the reconstruction and construction of the new hotel complex “As” in Perazica do. After the adoption of the study about the location for this area, the investor, the Moscow company “Njega tours” after several years will be given a green light for carrying out of the ambitious plan which is more than 50 millions of euros worth, which is the pre-calculated value of the construction. Already starting from the fall the reconstruction of the town hotel “Sveti Stefan”, old royal villa “Milocer” and a new hotel instead of the existing “Kraljicina plaza” should being in which more than 40 millions of euros will be spent. Of course the plans are awaited also by the Russian investor “VAS Invest Montenegro” which has bought 13 ha of land in the locality of Smokvica close to Rezevici, which plans the construction of the luxurious hotel complex worth more than 60 millions of euros. In the line for the plans is also the Austrian company “Soravia group” which in the center of Budva in cooperation with HTE “Budva Rivera” is planning to build “Hilton” hotel which will be worth around 40 millions of euros. The company “Beppler and Jacobson” has also started an entire reconstruction of grand hotel “Avala” the trademark of Budva, and only the first phase which is being done at the moment, the adaptation of former villas, and old “Avala” will cost at least 20 millions of euros.
Let’s not forget that the private sector is not at rest, so the majority of the house owners are renewing its capacities before the up coming season. That in the private sector one of the biggest construction undergoes after the earthquake is taking place testifies the records that the citizens have taken 12 millions of euros of mortgage credits which are intended for the renewal of their houses.
SPAS IS WAITING FOR 100 MILLIONS OF EUROS
That Budva is a leading destination and the first which brings new contents testifies the offer if the Belgium investor to start a construction of a golf court with accompanying contents, first of that kind in the Adriatic, on the hill Spas, above the Old town, which is about 100 millions of euros worth.
In front if the chairman of the local parliament a decision about the forming of the joined enterprise with the foreign investors for the construction of the golf court with 18 holes on the hill Spas should be found. According to the words of Ticic the Belgians have already bought 60.000 square meters of land from the local people on the hill Spas with which the Municipal parcel borders, which has 311.000, square meters.
– The investor is very interested to enter with us in a joined investment without the sale of the land, and in that way to provide new contents in Budva. With that the guests of new hotels from “Aman”, “Hilton”, and others would have in offer golf too, which would put Budva in the most elite destination – said Ticic.
STRATEGIC INVESTOR WILL INVEST IN STADIUM
One of the most ambitious projects, which should be carried out in Budva, is the construction of a great football stadium in the place of the existing terrain of football club “Mogren” on the very entrance in Budva. That investment would surpass the amount of 100 millions of euros, and several investors from USA, Russia, England, and Greece have come to the Municipality. Except the sports contents the stadium would have a hotel, business offices, and other contents, which a facility of that kind has.
– The very location of the existing stadium is giving us a possibility to find a strategic investor and to make a contract with him about the joined investment. With that Budva would get a polyvalent stadium with about 15.000 seats. We think that the fall is the right time when the realization of this significant investment could start – said Ticic.
