Budva – The west part of the cape Zavala, which divides Slovenska plaza from Becici beach has been sold for 25 millions of euros.
According to the information of “Vijesti” the buyer is a foreign company whose real owner is still not officially recognized.
Recently the island of Sveti Nikola in Budva, popularly known as Hawaii, was also sold but it is not familiar who the buyer is. In business circles in Budva they claim that behind that deal stands Serbian businessman Stanko – Cane Subotic.
The west slope of Zavala which is overgrown with four hectares of forest, which is faced towards the Budva Old town, until recently in the ownership of two Budva families Medin and Vukovic were sold after the several months of negotiations.
After the publishing that the families are the heirs, who mostly live out from Montenegro, interested in selling their heritage several buyers who were interested in buying that land appeared.
Zavala represents at the moment the most attractive location in metropolis of tourism. Even though it is situated in the heart of the town because it represents the natural border of Budva and Becici, Zavala has remained the only green zone between the thickly built Budva fields and more and more caught up with construction Becici. Zavala, which doesn’t have natural beaches except several coves, in the last year, was seen as a promenade and a park forest, and it has a specially made marked promenade path for jogging.
The price of 6 millions of euros per hectare has surpasses all so far sales transactions on Montenegrin coast making a new record. Even though many thought that at least the “booming” sales of real estates will cease, especially in Budva Riviera, and that a silent period will come, the sale of Zavala has overshadowed all so far sales. East part of Zavala is in private property, while the rest of the West part which is also an attractive location of about 4 hectares, is in property of Municipality.
The new owner, if he has the intention to turn Zavala into a tourist complex could either by the land from the Municipality or to make some partner arrangement with the Municipality, because in that way only the entire land allows the development of high quality tourism.
According to the words of town manager Aleksandar Ticic, the Municipality will not be selling its property on the cape Zavala.
– The new owner of Zavala didn’t come to us, but the Municipality is ready to enter a partnership relation with everyone who wants to carry out some good projects for the development of town. The Municipality is ready to enter in “join venture” with everyone who wishes to develop elite tourism, and in that way valorize the land, which is in its property – said Ticic.
Cape Zavala until now has not been included in urban plans, but with the new Master plan and General urban plan sector “Budva – Becici”, which is on the public agenda, on that location the construction of high quality tourist contents is predicted.
