Herceg Novi – The greatest changes on the peninsula Lustica, close to Herceg Novi, a part of the Montenegrin coast where the prices of the real estates are rising fast, and the owners of lands and houses are changing fast, for now are just in the owners’s papers.
The most eventful these days is on the construction of the Moscow Mayor Jurij Luskov which is kept by the security, not allowing anyone to approach or to take pictures. the sales on the most expensive part of Lustica, around Miriste and Zanjice is being speeded up, where the prices of houses reach up to 2.000 euros for a square meter. In Rose, as a record, a house is being sold whose owner prices a square meter more than 3.000€. On the crossroads and in villages in the hinterland there are many boards with the invitations of sellers. Houses and land are being sold in the Russian lodgment, but even more in Nis Lodgment which is being filled by the Englishmen. While Belgrade businessman, Miroslav Miskovic is still clearing the terrain on his estate near Rose, on the land of the Formula 1 driver, Ralph Schumacher, who recently bought the land on the coast of Lustica, across Zelenika, “still nothing is happening” say the local people.
I got the Englishmen for neighbors, but I still haven’t seen them – says Djordje Radovic. Among people from Lustica the most actual news is the one about the recent stealing of 150.000€ from the dentist from Herceg Novi, Vojin Gojkovic, who kept his money from the sales of the real estate at home, so no one, privately or for the papers speaks about their sold house or real estate, and to the sellers from Serbia, they say, the greatest problem is “the transport of money”.
Radovic adds that he is not even seeing the new owners of bigger complexes on Lustica. His neighbor Mrina, who didn’t want her surname to be mentioned, says “that no one knows who is coming and who is buying their land”, because mostly agency appear as buyers. In Zabrdje they explain that up to the 10.000 square meters of and which Schumacher bought there is no “real” road, but the only road to that land is by the paths from Rose.
-Schumacher’s real estate is situated next to the first military shaft on the side of Rose, up the hill and next to the sea, across Zelenika – explain local people, adding that it is best approached by a barge.
In the village Klinci, an older woman said for “Vijesti” that the prices are growing, and some sellers even exaggerate, by seeking twice as much than their neighbor who recently, before them has sold his land. That woman, and the other one who presented herself as Zorica, claim that the local people are not glad not knowing who is coming, because they suppose that those are the people “of questionable moral with great money”. They claim that they do not want to sell their land to the Albanians, who through foreign agencies, and not personally, or through domestic agencies appear as buyers.
Suspicious people are coming. Who has money today except mobsters? You can’t know who you are dealing with until you sign a contract – says a young woman from the village Klinci.
In that village a house of 45 m2 on the land of 230 square meters with the view towards the sea is being sold for more then 40.000 euros.
Local people until recently did not even imagine how soon they can become millionaires, thanks to great stony areas which are overgrown with shrubbery on Lustica, only if from their land the open sea can be seen. In that way the land in Zambelici in the interiors of the island is being sold for 20 euros per square meter, but on a place from where one can see the sea, kilometers away from the shore, it is twice as much.
A new local men, Sasa Mijovic, a journalist from Pristina, says that because of certain circumstances he lives on Lustica, and that he too would sell his land for a good price. He thinks that the majority of local people would do the same. He and his neighbor from Nis, Lale, from Nis lodgment talk about the local men “Pero putar” (PERO THE ROAD WORKER) who several years ago disappeared immediately after selling his land and receiving his money.
– They have only found his car – explaining the great reserve of the local people on Lustica.
Nis lodgment, which was visited by the reporters of “Vijesti” several months ago, became Nis – English. People from Nis and Leskovac with their houses for vacation in this lodgment, which is 300m of walk, and two kilometers by car, plan to soon fence a group of big houses with a joined wired fence “in order for the domestic animals from neighboring villages not to enter their yard”. This lodgment survives as a small summer community, and some of the owners have sold their houses to the Englishmen. Now here you can buy a house of 140 m2 for 70.000 euros, or a house of m2 for 60.000 euros, and everything is, as they say, more expensive for several tens of thousands of euros compared to a year or two before, but it is much more favorable from a several hundreds of meters distant hinterland Miriste, where the price per square meter is up to 2.000€. On the beach Miriste, with the view towards the cape Arza, whose 200.000 square meters are in the ownership of Montenegrin – Russian – American consortium, and the local people claim that one of the co–owners id Milan Panic, the road for the beach on Arza is blocked with the small posts. The fortress is secured with windows and doors, but the new owners have not cleaned the garbage deposits in the area.
TAKING PCITURES NOT ALLOWED
On the most circulated part of the peninsula on the territory of Herceg Novi municipality, close to the beach Zanjice, 20 workers hurriedly is erecting a stone wall around the land of 7ha which were bough by Jurij Luskov from the local people. Luskov’s land borders with the yards in Velji kam (BIGGER STONE), that is, in Russian lodgment, which was built more than 10 years ago. It borders also with a bigger surface which is the ownership of the firm “Monteruso” which still hasn’t even started to build.
The boys in the security are watching over the construction place, and are not allowing anyone who is not employed to come near it, nor do they allow taking pictures of the land on which it is being worked on. Herceg Novi municipality has set in motion a change of the urbanistic plan in order for Luskov to build a big villa on his land. In the Russian lodgment another terrain lower from the villa of the first owner who came from Moscow, otherwise, the representative of Luskov in Herceg Novi, is ready for works. On the top of a street, which is without asphalt, but which has the pavement ad street light, a villa is being sold, of a “local” owner”.
MOST EXPENSIVE IN ROSE
The biggest prices so far have the real estates on the very coast in Rose. The oldest lodgment on Lustica, well – known as the meeting point of several Belgrade actors, who have their villas here, became elite by prices too. The house “on the foam of the sea” from the XIX century, 200m2, is being sold for 650.000 euros. One of the most expensive houses for sale on which the reporters from “Vijesti” have come across on Lustica is a villa of 400 m2 on the shore of Krasici which is being sold for 1, 7 million of euros.
