Herceg Novi – among hundreds of Herceg Novi construction places there is not a single one on which a hotel is being built. On the majority of them the apartments for sale are being built or it is the individual construction.
Urbanists estimate that Herceg Novi and its surrounding until the end of the year will have about 1.000 suites for sale. In the Secretary for urbanism they stated that during the last year 187 construction permits were issued, and from the beginning of this year 31. To that we should add dozens of permits of the Ministry of urbanism which is in jurisdiction for the facilities larger than 1.000 square meters, as well as agreements which were issued in previous years.
The biggest construction place of apartments for sale is “Energoproject’s” in the lodgment Savina, where until the summer more than one hundred suites will be made. That Belgrade firm in Igalo since fall is building another 200 smaller flats for the market.
New construction places are appearing in the surrounding of Herceg Novi, that is in Kumbor and in Djenovici. On the terrain of several 10 of thousands of square meters on the border of those two lodgments several firms are investing in the flats for the market.
Russian “Rus Invest group” on the ex military helicopter landing is preparing the construction of the suite complex. One hundred meters further, in Djenovici, Norway firm “Montenegro apartments” is selling and renting apartments in the so far constructed three floor houses. The plan is to soon make 7 houses of that kind.
On the territory of the town there are dozens of multi floor houses with 20 and more apartments in construction, also for the market.
The head of the Secretary for urbanism Todor Djurdjevic confirmed that the hotels are not being built. In the past several years only several hotels have been renewed. There are totally 26 hotels in the town, of which 5 of them are motels, villas and boarding houses. The new shine got hotels “Rivijera” in Njivice, “Topla”, “Centar” in the lodgment Topla, and “Delfin” in Bijela.
The renewal of the hotel “Park” in the center for the underwater de-mining in Bijela has been announced.
– On the territory of the municipality in plans several hotels and hotel complexes have already been signed in or are being signed in. it is up to investors to use the land which they have taken – said the president of the Board for urbanism and planning SO Mladen Rostovic.
He reminded that the biggest planned complex is on cape Kobila, which has been rented for 90 years by the firm “Cape Mimosas”.
However that firm didn’t pay the construction permits, nor have they started the construction of the complex with 6.000 beds on 250.00 square meters. In Njivice on the municipality land, a construction of smaller hotel is predicted. An Israeli man, the owner of “Riviera” is interested in that land. According to the draft for the change of DUP, at the entrance in that lodgment a hotel is predicted, and Danish – Sweden firm is interested for its construction.
Smaller hotel is also predicted on the location at the mouth of Sutorina, and a sports hotel as a part of the complex which in Igalo is being built by “Energoproject”.
Company “Karic” ha sbought 5.000 square meters in the lodgment Savina, on which a construction of the hotel is predicted. However, they didn’t go further away from the planning. Hotel is also signed in on Lazaret in meljine, and on the location of complex “Fanfani” in Djenovici.
On the terrain of the company “South Adriatic” in Baosici a construction of the tourist complex is predicted. For the zone of healthy hotel keeping three locations in Igalo have been predicted for that.
