Podgorica – The counsel for privatization will form for Ada Bojana a special tender commission after which a term will be set for announcement of the international tender for that destination. That is predicted by the Project of tourist valorization of the island which the Government has adopted on a last session, and with which the sale of Ada Bojana is not allowed.
– The sale of the island is out of the question, only a long term lease and tourist valorization will be accepted. Last year a tender was announced for Ada but no one from the potential investor did send the offer because, as it was then explained from the Government, they weren’t satisfied with the offered model of privatization, which preferred concessions and a 30 year old lease of Ulcinj island. The changed circumstances in the state-legislation status and a stabile macroeconomic situation, they claim in the Government have provoked great interest of the investors for new projects and because of that the new tender will be placed wider, and it will include several models of tourist valorization of Ada.
The bidders on this tender will be asked to pay a year lease based on the turnover, and the minimal guaranteed lease will be defined or that through realization of the offered investment program it take part in the capital of the joined association with the Government of Montenegro. The bidder will have to invest at least 75 millions of euros in the period of mostly three years from the signing of the contract.
The public call will be opened for the constructors’ operators who are internationally recognized by the design, performing, and management of the hotel capacities. They will have to prove that they are managing at least 10 hotel capacities at or above the international standard of four stars, such as, for example Hyatt, West Inn, Hilton or Meriot. There will be also an alternative of managing of 5 facilities with at least 5 stars which have minimum 200 rooms in each of the capacities, and the intention is that that standard marks the one which exists in management of the hotels under the trade marks of Four seasons, Ritz Carlton, Mandarin Oriental, Park Hyatt.
The bidder will be asked to already have realized and managed projects by scope and complexity which will be described in the tender for Ada, with similar level and structure of investments, as well as with the design and management.
Once again built Ada should have maximally 2, 5 thousands of beds.
In the Government they say that Ada Bojana is a unique development opportunity which can be compared with the sustainable ecologically sensitive and well integrated complexes for rest which, for example Laurence Rockefeller has built on several locations.
They think that Ada should be designed, led and represented through marketing as a place for the rest of relatively wealthy and ecologically sensitive tourists who are looking for completely different and new exclusive rest and the experience in nature, at high standards and in especially quality surrounding.
Ada Bojana for the most part is a natural park with protected bio diversity, of surface of 500 ha and with 3, 5 kilometers of the shore. From two sides it is splashed by the river Bojana, and the beach is 2, 75 kilometers long, and averagely 30 meters wide.
