Budva – Belgrade businessman Nenad Djordjevic has sold his part of the property on the west part of the Budva island Sveti Nikola, more famous as Hawaii, for about 24 millions of euros – found out “Vijesti”.
Djordjevic who at the moment is on Philippines said in a telephone conversation for “Vijesti” that the contract with the foreign company, whose name he didn’t wish to reveal, should be concluded these days and that only with that act the sale will be terminated. The sources close to Djordjevic claim that behind the purchase stands Stanko Cane Subotic with the partners from Montenegro.
In that group Brano Micunovic and Milos Marovic are being mentioned. Micunovic yesterday said to “Vijesti” that he is not the buyer. Marovic’s said the same thing close associated. In these kinds of purchases, if there is no official confirmation it is hard to come to the right buyer especially when we are talking about the foreign companies which most often are registered in some of the off shore zones. The seller too doesn’t have the interest to reveal the name of the buyer, and especially not the selling price.
Subotic who several years ago has been marked as a tobacco boss on the Balkans has started significantly to invest money in Montenegro. For now he is recognized as the owner of a luxurious Villa Montenegro on Sveti Stefan. In business circles they claim that Cane has shares in some other companies, which are buying hotels in Montenegro.
At the beginning of March Subotic appeared on Sveti Stefan on the giving of the award to Villa Montenegro, which is being issued by the American academy of sciences in service activities, allegedly the most prestigious world institution in the area of tourism and hotelier keeping whose president is Donald Tramp. Milo Djukanovic and Svetozar Marovic were in the company of Subotic and everyone was given an appropriate present.
Subotic few days ago, also said that he plans to build a new hotel on Sveti Stefan in which he will invest 20 millions of euros. He said that he is interested too for retail trade network of the Tobacco industry Podgorica.
Dusko Knezevic the president of Atlas group was also in the game for the purchase of Hawaii. He has confirmed to “Vijesti” that he has reached a deal with Djordjevic but that the owner of the island in the last minute has dropped that deal.
Nenad Djordjevic has bought a parcel on Hawaii ten years ago. The rest of the island, which is not so approachable for the investors, is the ownership of several Budva families.Djordjevic has enlarged his property in Montenegro after the purchase of the building of Yugoslav river shipbuilding close to the old town, and with the construction of the luxurious hotel Admiral which for a long time has been the only facility with five stars on Montenegrin coast.
However, not even after a decade, despite the constant demands, Djordjevic did not get a construction permit for building of all those contents which he has planned to build on the island, because the spacious plan for special intentions of the sea welfare, which includes Hawaii, still hasn’t been made.
Often the subject of media speculation, from his arrival in Budva, Djrodjevic often came into an open conflict with the local and state authorities, and his construction undergoes on Hawaii were the constant target of critiques of NGO, and of severe protests of citizens.
As much as the authorities did not have understanding for his visions, that is how much Djordjevic often as a sign of protest, and also to spite them, had most radical methods – from closing the island for visitors and swimmers, to the unloading of tens of cubic of stone in front of his hotel Admiral in the center of Budva as a sign of protest against the local authority which has ruined his fence beside the hotel building.
However, Djordjevic until a year ago had a vision to start the construction of a luxurious hotel – suite lodgment and marina on the island whose pre-calculated value was estimated on about 50 millions of euros. For that he has planned to seek a foreign partner. Djordjevic clearly informed the publicity a year and a half ago that he will withdraw his money from Montenegro when he has sold the building of Yugoslav river shipbuilding to the owner of Podgorica Company Vektra Dragan Brkovic for three millions of euros. After the sale of the part of the island Djordjevic will still have in his property the hotel Admiral across Slovenska plaza.

THE PRESSURE OF LOCAL POWERFUL PEOPLE HAS BLOCKED ALL THE INVESTMENTS
In the official information of the ministry of navigation and traffic and of PE Sea welfare which was published last year it was said that the enterprise Admiral from Budva has illegally started huge works, which has totally changed the appearance of the island. Namely, the construction of two hotels and a marina began on the island, and they have terminated the construction of 750 meters of piers, the shores and 850 meters of the beach. That on the island illegal construction works have been performed testify several great interventions of Republic construction inspection which in January 200 has forbidden Djordjevic all the works, and has brought criminal charges against him. However, at the end of the same year the works are continued on the island with the construction of a marina, with embankment of beaches that was forbidden by the Republic waterworks and inspection of the Harbor captaincy. The works in the end of the 2001 are being transferred in the hinterland of the beach where the construction of several buildings began. The inspection had and ended the management procedure because of the construction on the north east side of the island of the surface in the grounds of 600 square meters, and they have brought charges against Djordjevic because of the construction of a facility on the north side of the island of surface in the grounds of 72 square meters. The dispute of the inspection and Djordjevic culminates in the middle of June 200 when with the explosive in the early dawn apart of the illegally built buildings beside the marina are being ruined. Djordjevic at that time stated that he is the only man in Montenegro who “without war and weapons has managed to increase its territory for two hectares with embankment of beaches, so at least because of that fact they should be grateful to him”.
The conflict with the inspection is being transferred into the year 2003 on the local level when Budva inspector have ruined him the wall around the hotel Admiral for which the Basic court in Kotor said that it was built on the property of Belgrade industry of bier (BIP). As a sign of protest Djordjevic has unloaded two trucks of stone rocks and has blocked the biggest promenade path in the lodgment Velji Vinogradi. Since two years ago, the island has been closed for visitors and the beaches for swimmers as a sign of protest because he couldn’t get the construction permit. Djordjevic obviously because of the pressure of powerful people could not put into effect his plans on maybe the most attractive location on Montenegrin coast.
IT IS NOT KNOWN HOW MUCH HE HAS PAID FOR THE ISLAND
Djordjevic the famous businessman and the former vice president of Yugoslav left wing (JUL) and the owner of Belgarde trade center (BTC), the chain of stores of the goods of wide use has bought a part if Hawaii in 1997, but it never leaked out in public how much money he gave for the parcel. The island Sveti Nikola of the surface 110.000 square meters was the ownership of Marika Gregovic from whom the engineer Gligorije Milov Vukcevic bought it. The island was taken away from Vukcevic on the 9th of September 1948 in benefit of the Local folk board of Budva. With the decision of the Republic Bureau for geodetic and property – legal businesses of Montenegro since the 21st of January 1993 Vukcevic’s siters, as his heirs, were given back the agricultural land on the island of Sveti Nikola of the surface of 66.929 square meters which they have sold to Djordjevic.
