Budva – With a new decision about the height of the compensation for the arrangement of the construction land, which was adopted by the Budva Parliament, the future constructor will be paying a significantly larger amount for the public utilities.
The 20% discount, which the former government gave to the investors, who paid in cash entire amounts, has been canceled. The construction expansion on Budva Riviera, which for already a decade is not slackening, should be somehow limited. The municipality is expecting an income of 20 million of euros from the charging of public utilities. That money will be invested in capital projects – construction of roads, water supply infrastructure and electrical infrastructure, for which in this year they are planning to invest a little bit less than 33, 5 millions of euros, which is the biggest investment cycle which has ever been planned on the coast.
With a new decision the height of the compensation will be determined in that way that the average expenses of the arrangement of the construction land, which are now 142, 39€, twice as much then before, will be multiplied with coefficient of the zone in which that facility is being built.
Then that figure is multiplied with the coefficient of intent, which for a housing facility is from one to one and a half, depending on the squaring. For business and tourist facilities it is 1, 2.
As for the zoning, now, except the exclusive, first and second, we are implementing the third and the fourth zone, that is, the areas out of the DUP.
In the first zone, the public utilities for the facilities up to 500m2 are 170, 87€, and for those up to 1.500 m2 the price is 222, 13€, also per square meter.
Public utilities for the facilities bigger than 1.500 m2, one should single out 256, 30€. As for the business facilities, in that zone, that compensation is 205, 04€ per meter square.
For the facilities up to the 500 m2 in the second zone public utilities are 142, 39€, and for those up to 1.500 m2 the price is 185, 11€ per meter square. For a facility bigger than 1.500 m2 the compensation is 213€. The public utilities for business facilties in that zone are 170€ per meter square.
In the third zone the investors will have to pay 113, 9€ per meter square for a facility up to 500 m2, while that compensation for the fourth zone is 71, 9€.
The investors, which would like to reconstruct their edifices, in the existing measurements, are obliged to pay 1/5 of the established compensation for the public utilities for the facilities in that zone.
If the public utilities are paid in full, during the signing of the contract the amount is being reduced for 10%.
The investors of the housing facilities up to 500 m2 have the possibility of the postponed payment of the public utilities in the period of 5 years. For everyone else, the payment can be postponed, but only in the period of two years.
