Bar – Company Sonuba Montenegro, registered in Podgorica, and behind which stands the Russian capital, bought yesterday land of 202.000 square meters in the place called Maljevik, near Sutomore for 32, 3 millions of euros.
Until now, that is he biggest price given for come land in Montenegro. Square meter was paid 160 euros pr 60% more than the starting price was, which was determined by the Municipality Bar as a seller. Even though a square meter in Montenegro achieved much bigger price than 160 euros, the connoisseurs of the happenings in Montenegro and on the market claim that the amount is great because it is a really big land.
The municipality Bar will, after the investor pays the communal taxes, earn totally 53, 5 millions of euros. On the land in Maljevik Russians are planning to build a hotel lodgment.
At the open competition came 5 offers, which were unsealed yesterday around 10 o’clock in the Small hall of Local Parliament of Bar in the presence of the representatives of the investors and the Commission for conducting of public auction. The participants of the auction had to give a deposit of two millions of euros, which was the case for all five bidders.
The parcel went to the company Sonuba after an exciting auction of twelve rounds. Irish investors from the firm Paradise Bay Resort from Petrovac were the greatest opponents for the Russians. Anatolij Gorjanjin from Sonuba and Spiro Zecevic the representative of Paradise Bat Resort followed each other for entire 10 auction rounds. On the Russian offer of 160 euros for square meter the Irish men gave up. Their 10 minute bidding has raised up the starting price for entire 10 millions of euros.
Irish firm has submitted the biggest starting offer – 105 euros for a square meter, and behind it, as it was said yesterday, stand the owners who recently bought buildings of Jugooceanija and Fjord.
Except the Russians and Irish men the bidders for the land in Maljevik were Hemo – metal from Budva, Viraz from Moscow and Matena holding from Cyprus.
Director of the Sonuba Anatolij Gorjanjin was not in the mood for giving statements after the ending of the auction on whose flow no one had reprimands. The first representative of the Russians was the lawyer Ana Kolarevic.
The president of the commission for conducing of public auction and the vice president of the Municipality of Bar, Dragan Simovic said on a press conference that the growth of the starting price from 100 euros to 160 euros per meter square has mad e that the 202.000 square meters reaches the amount of 32, 32 millions of euros.
– The determined amount of the communal taxes was 84,86 euros per square meter, so the total price of the land and communal taxes was 53, 570 millions of euros. The obligation of the Municipality is to bring the primary infrastructure to DUP – concluded Simonovic.
BEACH, COVE BOROVINA
Attractive and almost non-built location which was bought by Russians until yesterday was exclusively known by the pebble beach in the same named cove Maljevik from which it is divided by a narrow zone of pine. Location was known also by the race path for car cross and former soil plane runway from which in 1930’s there used to be a direct flight line Sutomore – Beograd.
DUP Maljevik is planning a hotel – tourist zone with hotels, suites, villas with pools, restaurants with terraces, and accompanying contents. In the municipal invitation for public auction for transfer of the rights over the property on a city construction land in the grasp of changes and additions of DUP Maljevik the starting price of a square meter of land was 100 euros on a parcel of total surface of 308.200 square meters, of which 106.200 meters are in the zone of Morsko dobro. The municipality has sold 202.000 square meters, and 10 ha is in the zone of Morsko dobro were the cove is situated, that is, the beach which will be given in lease for 90 years (30+30+30).
On this location the plan is predicting the construction of 249.800 square meters of gross constructing space. The investor without the accordance of the Municipality cannot transmit their right over the property on some third person.
