Tivat – The prices of real estates in Tivat in the last year have went high up for at least 50%, so now the meter square of an apartment in the smallest Boka town is being sold per 1,500€.
The ceiling of the prices has still not been reaches, because according to the claims of those who are familiar with the situation, even though almost nothing new is being built, on the market there are some offers of about 2.000 € per meter square. Even though the tradesmen with real estates as a basic problem in Tivat cite the obsolete documentation and large surfaces of land not being covered by the detailed urban plan, especially on the rims of the wider city area, that hasn’t prevented numerous buyers, especially foreigners, to buy some land, a house, an apartment in the area of Tivat Riviera.
The collocutors of “Vijesti” from the agencies for the circulation of real estates didn’t want to speak publicly for the papers because of the respect of the discretion of their new clients, but they say that among the most frequent buyers in Tivat are the Russians, and there are some buyers from England, Ireland, Sweden, Germany, and Croatia and Serbia. A lot of interest especially for the apartments, in the last years is shown by some wealthier people from Podgorica, who wish to provide themselves in time a place in the town, which according to the announcements of the Montenegrin state officials and a Canadian billionaire Peter Mank, the buyer of the Arsenal, in the next three to five years should be turned into an exclusive tourist destination for foreign, mainly nautical tourists, that is, in some kind of a “Montenegrin Monte Carlo”.
After the announcement of arrival of Mank’s corporation in Tivat, with the ambitious plan to turn Arsenal into an exclusive marina for mega yachts with a wide range of following hotel, restaurant, health, recreational, and cultural contents for the elite, already last year the increase of the prices began in the smallest Boka Municipality. People from Tivat have proved to be better traders then Montenegrin Government which sold to Mank about 280 thousands of square meters of land of the arsenal at the coast of the sea in the center of the town and about 90 thousands of square meters of buildings for just 3, 26 millions of euros. Just to compare, the price of the private houses of 300 m2, which have enough land to provide their owner certain privacy and a mandatory approach to the road, reaches up to 400.000 euros. On the internet you can find an add of a man from Tivat who is selling g his house of 230 m2 with 3.600 m2 of land on the shore of the sea near Ostrvo cvijeca (Island of flowers) for half a million of euros, or an add of a citizen of the lodgment Radovici in Krtole, who is selling his house of 25 m2 in the center of the lodgment with the yard of 400 m2, but which is 1,5 km away from the shore, for 250.000 €.
– The prices of the urban land cost between 60€ per square meter for the land in the lodgment Dumidran, up to 350 and more euros for the land near the foam of the sea in Donja Lastva. The land which is not urban, that has not been included in the planned documentation is cheaper and it costs from 25 to 30 euros in Kavca, up to 40 euros per meter square at the locations above the most distant houses in the part of the town towards the slopes of Vrmac – says the collocutor of “Vijesti” from one of the Tivat agencies for the sales of real estates, while the other adds that the price of the land in the area of Krtole is from 100 to 300 euros for the meter square at the most attractive locations along the sea.
That the traffic is constantly growing confirms the record that the planned number which according to the real estate traffic tax Tivat Municipality should collect, with a rebalance from the initial 125.000 of euros was increased to 160.000 euros. In the draft of the budget for the next year this income is planned at the amount of 180.000 euros. Having in mind that the local administration on the basis of that tax belongs 1% of the estimated value of the sold real estate, it comes out that this year in Tivat lands, houses and apartments will be sold for 16, and the following year for at least 18 millions of euros, which is a pretty good result for a spaciously smallest Municipality in Montenegro, which has the surface of just 46 km2.
